Job Description
PROJECT COORDINATOR & LEAD CARPENTER POSITION SUPERVISOR: Reports to Production Manager MAIN RESPONSIBILITY: To execute profitable production activities, as assigned by the Production Manager or President, that supports the goals of the company. OVERALL RESPONSIBILITIES The Lead Carpenter is completely responsible for the successful completion of the job, which includes being on time, on budget, and maintaining a high level of quality. In addition to being an excellent framing and finish carpenter, you exhibit good judgment, high ethical standards, good oral & written communication skills, and strong leadership abilities. SPECIFIC DUTIES *Attend the Pre-Construction Walk-Through with the Project Coordinator, architect/designer, and Client. *Maintain a clean, safe job site at all times. Ensure everyone on site works in a safe manner, taking all reasonable precautions. Job site shall be broom swept at the end of the day and all on-site material shall be neatly stacked, covered (as required), and out of vehicular or foot traffic. *Assign tasks to staff carpenters. Utilize carpenters and helpers, including yourself, in the most efficient and cost-effective manner. *Coordinate all subcontractors in a knowledgeable manner. Be sure to give them ample lead time and have the job ready for them to do their work. *Anticipate ongoing material needs, supplies, and working drawings/spec sheets in advance. *Deliver invoices, job progress reports, change orders, purchase orders, and time sheets to the office manager in a timely fashion. *Order and monitor debris removal and final pick up. Recycle as much as possible. *Develop change orders in a timely fashion. Review with the Project Coordinator prior to submitting to the Client. *Change Orders over $500 shall be generated by the Project Coordinator with your input. All Change Orders are to be submitted as soon as they are signed. *Attend and assist at the Pre-Drywall Meeting. Ensure all framing is complete and per the plans. Review the "Product Selection Sheet" with the Project Coordinator and Client to ensure contract compliance. *Call all Building Inspections for all necessary inspections well in advance. Verify the electrical and mechanical trades have called in their respective inspections. *Continuously create punch list items to reduce future punch list items at the project's Substantial Completion. *Review job cost summaries every two weeks or as needed with the Project Coordinator and at the end of the job. *Obtain the Certificate of Occupancy and all final inspections at the end of the job. *Leave the job neat and clean, removing all tools, equipment, debris, lock box, and job site sign. SKILLS & TOOLS REQUIRED *Trade school preferred but not required. *Five years carpentry experience. *Lead Safe certified and OSHA 10 Hour certified preferred - Company will provide certification if lacking. *Obtaining Lead Carpenter Certification through the NARI local chapter *Complete inventory of hand and basic power tools. *A reliable & well maintained vehicle. *Ability to read plans, layout project from foundation up, and follow contract requirements. *Knowledge of basic building code requirements (and the ability to read and understand the code). *Ability to perform material take-offs. *Ability to manage and direct others. *Excellent verbal and written communication skills. *Good attitude and demeanor. *Clean and neat appearance.
